The Pines at Sunrise Village - June 2, 2025 Update
The Pines at Sunrise village is projected to release the priority list registration a few weeks prior to the Grand Opening, which is anticipated for September.
Pricing for the first phase will also be released simultaneously, so it is crucial to be prepared to
move quickly as soon as registration opens.
PRICING
My current estimate of where I think the prices will be is around the mid/high $800k's to mid/high $900k's for the townhomes on the first phase and around $1.3-4M's for the detached single family residences, first phase. These estimates are based on the comparables in the surrounding areas as of now.
One important thing to note is that when the priority list opens up, there will only be a handful of homes available to secure in the first phase. Most master planned new construction communities work in phases and every time a new phase is released, the builder increases the price.
It's very likely that for the first few phases, you may need to register and possibly even secure the lot/ unit you want without even seeing the model.
It's SO important to maintain your rights to have representation on your home purchase and in order to do so, all initial communication/ visits with the builder MUST be through/with your realtor. Remember that the builder is the seller in the case of new construction homes and the builder's sale representatives are working in the best interest of the builder, not the buyer.
